In emergency cases (e.g. water ingress, accidents) you can reach the emergency service day and night.
The deposit is at least 680€ and must be paid before moving in. Depending on the type of accommodation, the deposit payment may be higher. The deposit is a collateral security charged for the implementation of obligations and/or for damage claims. No interest is paid on the deposit (acc. to 551 p. 3 of the German Civil Code); it will be returned approx. 8 weeks after termination of the rental agreement – providing that there are no claims from the landlord.
You will receive your contract version after signing it in the offices of the AKAFÖ, or by mail before moving in. When you move in you will receive a folder "Welcome to your new home" from the property manager. There you will find useful tips all around the topic „Accommodation“ and you can file all contract-related AKAFÖ documents.
The period of notice is two months for old contracts (before 07/2019) (exception: three months for the publicly subsidised housing at Buscheyplatz) and three months for new contracts. You can find more information in Appendix A of your rental agreement. The notice of termination must be submitted in written form. Not the day of dispatch, but the day of receipt by the landlord is decisive for deadline calculation.
Please make an appointment with the superintendent in charge in due time, 14 days before the scheduled move-out date. Remove all personal belongings from the rented accommodation. Please make sure that your room/apartment/flat is clean. Finally, the superintendent will personally make a room check. Any defects will be noted on an apartment handover protocol.
